Australia’s student accommodation sector is currently experiencing a significant increase in supply. Recent data indicates that the total pipeline of purpose-built student accommodation (PBSA) now stands at 35,605 beds, with an additional 14,938 beds approved for development and 9,565 beds pending approval. This growth reflects a surge in new construction following the disruptions caused by the COVID-19 pandemic.
Australia is experiencing a significant rise in student accommodation supply, with a reported increase of 5,605 new beds across the country since the first semester of the previous academic year. Melbourne leads the market, accounting for the largest share, making it an attractive location for both students and investors. This increase is part of a broader trend identified by the Property Council of Australia and town planning firm Urbis, contributing to growth opportunities in the real estate sector.
Overall, the Australian student accommodation market is characterized by its robust development pipeline and the vital role of the private sector in expanding supply to meet the increasing needs of an ever-growing student population, thereby alleviating pressure on the traditional rental market.
